Look at the specific location

Transport links, the surroundings, noise and the immediate neighbourhood can differ within a single district. Check these points at the actual address, not just by the name of the district.

Compare like with like

A new-build and an older property in need of refurbishment do not belong in the same comparison group. Take floor area, layout, outdoor space, the condition of the building and its legal classification into account. A lower price per square metre can come with additional costs.

Be clear about the data source and the period

An average drawn from listings does not automatically describe completed sales. The mix of properties on offer also influences any average figure. So check the type of data, the period and the selection before you draw a conclusion.

Do the sums separately for your own property

Use general data as a guide and check the documents for the individual property. A price assessment you can follow explains why a comparable property fits the case or does not. It replaces buzzwords with differences that can be verified.
