When is the right time to sell a property?

The right moment to sell does not follow from a season or a market forecast alone. What matters is your own timetable, your ongoing costs and the condition of the property. Work out what selling earlier or later would mean for you in practical terms.

Define your own time frame

Is there a move, an inheritance situation, a financing arrangement coming to an end or another specific trigger? Establish which dates are genuinely binding and where you still have room to manoeuvre. Time pressure should become visible while you prepare, not only once negotiations are under way.

Calculate the cost of waiting

Record your ongoing financing, the day-to-day running of the property, maintenance and the possible cost of it standing empty. Do not set an expected higher sale price against those outgoings as though it were a sum you can count on. A market that improves later is an assumption, not income.

Separate preparation from going to market

Documents, questions about the property and an initial pricing position can often be settled before the listing actually goes live. That allows you to choose when to launch more deliberately. Incomplete information is not automatically offset by a supposedly favourable moment in the market.

Set a decision point you can justify

Decide what information you still need and when you will revisit the decision. Review your assumptions whenever your personal circumstances or the property itself change. A decision with documented reasons stands up better than waiting for a guaranteed top price.
